Hawaii hotel occupancy grew 3.4 percentage points to 66.5 percent in January — the fourth occupancy increase in the past five months.

The 231 condominium sales last month represented a 44 percent boost over the 160 units that sold during February 2009.

Mortgage lenders cut their rates for 30-year home loans this week, and most of them cut a quarter-point rather than the usual eighth-point.

The number of condominiums sold has also gone down about 32 percent compared to October a year ago when 624 condos were sold. The price is $20,000 more than the same time last year.

The trend was similar for condominiums. The median price was $310,000, up 7 percent from a year earlier, but sales were down 32 percent.

Sales of new homes on O'ahu rose sharply in the third quarter as a surge in new high-rise condominiums coming on the market more than offset a decline in single-family home sales.

Shrinking hotel room inventory at a time of near-record visitor traffic has pushed room rates up more than 10 percent to rates not always seen even in New York. In July, the average daily room rate on Maui's Wailea resort coast was well over $400 a night.

For a second week, most Hawaii lenders quoted less than 6.5 percent for a 30-year, fixed-rate home mortgage, the Honolulu Board of Realtors reported Friday.
