Private Condo Features
Floors 8-23 are considered the “Suite Levels” and contain mostly studios and one bedroom units geared to short term stays. Floors 24-34 are the called the “Residence Level” and mainly feature 2 and 3 bedroom units while the most impressive units are found on floors 35+ which are considered the Trump level penthouses.
All one+ bedroom units come with a full sized kitchen with top of the line appliances and finishes, washer dryer while the studios will typically have a 2 burner cooktop, built-in microwave, a micro fridge but no washer-dryer - although concierge laundry service is available through the hotel. The typical unit flooring is travertine tile in the entry and kitchen, marble tile in the bath, ceramic tile on the lanai and carpeting elsewhere. Marble countertops grace the kitchens and bath.
The Bottom Line Best features: Excellent location and top quality building with some of the highest-end finishes in Honolulu.
Potential drawbacks: This is a luxury project and purchase. The income from the rental program will go a long way towards offsetting the maintenance fees, resort fees and property taxes, but investors solely looking to maximize ROI in terms of capitalization rate should probably look elsewhere.
