Building Analysis - Kukui Plaza: Building and Site Features
In the early 70’s, the city of Honolulu recognized a need for revitalization in the urban core and adopted housing friendly zoning as a solution. Developed in 1976 by Oceanside Properties, Kukui Plaza was the one of the first residential developments in the business center of Honolulu. The development includes a modest shopping mall at the street level and a pair 33 story residential towers with 938 apartments.
The location is very pedestrian friendly because it is across the street from the north end of the Fort Street pedestrian mall which runs all the way down to Ala Moana Boulevard.
Common Areas for Residents
The Diamond Head and Ewa towers are connected by a large four level parking structure topped with a Garden Deck. Each tower has separate entrances secured with security patrol, enterphone, video and key card. The parking entrance is also secured. There are no guest parking stalls, however there are plenty of paid public parking stalls for the shopping mall on the street level.
The private Garden Deck features grassy areas, mature trees and rock formation with waterfall. It is quite expansive as it takes up an entire city block. The amenities include barbeque area, a swimming pool, fish pond, walking path and an open pergola structure that can be rented for large parties up to 50 people.
A meeting room which can accommodate up to 67 people is available to residents. Storage lockers are available to owners to rent on a first come, first served basis.
The condo association is self-managed and is very efficient. They are able to keep the monthly maintenance fees relatively low.
Private Condo Features
Kukui Plaza is a high density development and most the apartments are relatively small. However, the corner 2 and 3 bedroom units are good sized and have lanais.
The original units did not come with modern appliances such as central air conditioning, dishwashers, or laundry. There are cutouts in the walls for window air conditioners and dishwashers are now common. Each floor has a community laundry facility with coin operated machines. Washers and Dryers are allowed, but space is limited and there are no dryer vents.
The Bottom Line
Positives: Large Garden Deck with great amenities; A good value; low maintenance fees; very convenient downtown location.
Negatives: Original units could use updating; no guest parking; lack of modern appliances.
