Building Analysis - Moana Pacific: ~ by Jonathan Ford Building and Site Features
Built in 2007, the Moana Pacific is a residential high-rise twin tower complex with a fairly unique glass curtain design to give it its graceful and sleek oval shape. The concrete structure is completely wrapped with double glazed glass and can offer panoramic views from the ocean to the mountains. Containing 688 units and sitting on a prime 6 acre block, the Moana Pacific is one of the largest condominium complexes in Honolulu and was developed by KC Rainbow development and Hawaiian Dredging.
The Mona Pacific is located within easy access to and from the highway, a 10 minute walk to Ala Moana Shopping Center, and a 15 minute walk to the Ala Moana Beach Park. At the base of the complex is the 3-story Honolulu Design Center which houses the trendy Inspiration furniture, the high-end Stage restaurant, Stage Café coffee shop, Cupola Theater and Amuse wine bar. The popular Original Pancake House and Gyu Kaku Japanese fusion restaurant are also directly across the street. With the ewa wing expansion of the Ala Moana Shopping center residents will be a short walk from the newest part of the $500M redevelopment of the mall which will be anchored by Bloomingdale's and Nordstrom.
Common Areas for Residents
Residents and guests enjoy a total of 28 guest parking stalls (14 per tower) and are greeted at either tower by a large circular water feature and a 2 story glass walled lobby with 24 hour residential specialists that both serve as security and limited concierge for the residents. On the 6th floor of each tower has a theater room, a 2 story open air exercise room with state of the art equipment, and a small party room. Security also includes electronic fob activated entries and elevators, Enterphone and video surveillance.
The two towers are connected at the 6th floor via a sprawling recreation deck with 2 tennis courts, 3 driving ranges, a putting green, many BBQ areas, a water feature, a playground, hot tub, kiddie pool and a pool large enough to allow for both lap swimmers and recreational swimmers at the same time. The lobbies, gym and recreation deck all have Wi-Fi access. There are many large storage rooms in the parking area which are all privately owned but there are usually 1 or 2 up for sale or for rent at any given time.
Private Condo Features
The original finishings include ceramic tiled kitchens and bathrooms and crushed granite countertops while carpeting covers the remainder of the flooring. Original kitchen appliances include a subzero fridge with wood paneling that blend in perfectly with the cabinetry as well as a silent Bosch dishwasher, GE professional series oven/range with a double filtered stainless steel hood. The windows are double glazed for improved energy efficiency and quieter units. All but the 1 bedroom units (one per floor) come with a small lanai. AC is central and all units have washer/dryer hook-ups and are sprinklers for fire protection.
On Floors 7-46 there are 8 units per floor and the ocean view units will be 03-08, while units ending in 01, 02, and 09 will be the cooler, mountain view units.
The Bottom Line Best features: Great location and amenities. One of the best values for an entry level luxury building in Honolulu.
Potential drawbacks: Small lanais that, while are better than nothing, could be much more useable if only an additional 1ft deeper. Some units could use more storage space in the kitchens and bathrooms.
