Building Analysis - Waihonua: ~ by Jonathan Ford Building and Site Features
Waihonua, completed in 2015, is a 43-story, is a 345-unit residential tower, developed by Alexander and Baldwin Properties. Made of post-tension concrete, steel, and glass, this sleek high-rise condo features modern lines, floor-to-ceiling glass windows, and design elements that give it a "Hawaii Sense of Place".
Waihonua’s lobby entrance is located off of Waimanu Street at the base of Pensacola Ave. It shares the driveway entrance with the neighboring tower (Koolani) through a reciprocal easement agreement. There is quick access to and from the H1 freeway via Piikoi St. and Pensacola Ave., respectively.
The building is located a short 5-10 walk to the Ala Moana Shopping center, Ala Moana Beach Park, and Ward theaters.
Common Areas for Residents
There is a fob-secured lobby and elevators as well as an onsite resident manager and staff. The mailroom and surfboard storage are located at the ground lobby level. There are 15 street-level covered guest parking stalls.
Waihonua 's 6th floor recreation deck has an infinity edge pool. It’s ideal for those who wish to swim laps or simply hang out. Poolside cabanas, a hot tub, outdoor lounges, BBQ pavilion, and a party room with full kitchen complete the amenities on the 6th floor.
The 5th floor amenities include a theater, fitness facility, lounge, and two guest suites, which residents can reserve for visiting friends and family, based on availability.
Private Condo Features
The typical floor layout features nine units per floor with a mix of one, two, and three-bedroom units.
Kitchens offer high-end stainless steel appliances, granite countertops, and hardwood floors. Laundry in each unit consists of a full-size stack washer/dryer.
Insulated, low-thermal emissivity windows help reduce the need to use A/C while the two and three-bedroom units offer dual-zoned A/C controls. Due to the proximity of its neighbors, Waihonua does not get too much direct sunlight, further reducing the need run A/C, and thus increasing the energy efficiency of the units. Maintenance fees include sewer, water, and hot water. A central hot water heating system for the building saves the need for in-unit water heaters, which help increase usable square footage and reduces maintenance and electricity costs. You also won't run out of hot water, unless everyone in the building is taking a hot bath at once!
All units come with at least one storage locker and a handful of the larger, higher-floor units feature a storage room.
The Bottom Line Best features: A+ location, new luxury building with top-tier amenities.
Potential drawbacks: While the building has some very good views, the quality of the ocean views largely depend on a particular units ability to take advantage of the view channels between Waihonua 's five close-proximity high-rise neighbors. It’s worth noting, however, that the mountain views on the rear side of the building are excellent, especially from the higher floors and the neighboring buildings will provide shade, keeping units cooler and reducing the need for AC.
