Building Analysis - Honolulu Tower: ~ by Paul Ford Building and Site Features
Built in 1982, Honolulu Tower is a 41 story concrete building containing 396 units with floor to ceiling glass windows. The building site has some very pleasant and well landscaped grounds. Right across the street is the Chinese Cultural Center which offers plenty of options for great food and authentic shops.
Common Areas for Residents
The airy and nicely appointed lobby is secured with Enterphone, security cameras, as well as a guard station. A seating area, mail room and resident manager’s office are located within the main lobby. There are three fob activated elevators for the residents to access apartments. The amenities are located one floor above the lobby level and include a party area, pool, spa and sauna.
The resident parking garage is separate from the main structure. It’s secure and gated and contains assigned stalls. There are 4 short term guest parking stalls near the main entrance. If additional parking is needed for guests there is metered street parking and a paid parking garage for the Chinese Cultural Center just across the street. Other than bike racks there is no additional storage outside of the individual units.
Private Condo Features
The units are spacious and wide with plenty of floor-to-ceiling glass exterior walls to allow for some expansive views. The use of 45 degree angled walls seems to extend the view plane. Units numbered 02-06 will primarily have mountain views and will generally be cooler. 01 and 07-10 stack units will ocean views at a high enough level. The building does not have central AC, however the glass walls are designed to accommodate window AC units and units on the cooler mountainside may not need AC. There are in-unit washer dryer hook-ups and the cook top ranges are electric. The lanais are not large, but are cleverly designed to connect to multiple rooms.
The Bottom Line
Best Features: A good value; bright wide units with plenty of light from glass walls; efficient modern design with 45 degree angles and bedrooms connected to lanais.
Potential Drawbacks: Original units could use updating; no central A/C ; limited guest parking; resident parking not accessible from main tower elevators.
Honolulu Tower will appeal to buyers looking for a good deal on bright modern condo in downtown.
